Yonge and Steeles Corridor Study

DTAH led a multi-disciplinary team for this urban redevelopment study and Secondary Plan update for the Town of Markham within the Thornhill community.

New Provincial and Regional land use policies mandate the need for intensification and growth within this corridor. A planned York Region Bus Rapid Transit line on Yonge Street and a potential subway extension will support redevelopment and reduce pressure on the already constrained transportation network.

The urban design approach is contextual, reinforcing a historic pattern of blocks and streets and promoting built form guidelines that dictate the redevelopment character rather than rigidly following density targets. Building typology changes and height increases with greater distance from the existing stable single-family residential neighbourhoods to the east.

The study promotes a strong landscape identity;  streets and other public open spaces work together to create a sustainable, pedestrian oriented network for movement.
